Home Buyers Survey in Grahame Park

HomeBuyer Report

Is it best to have a HomeBuyer Report, Building Survey or Full Structural Survey on a house in Grahame Park and which is the cheapest?

The Full Structural Survey has a new name called a Building Survey but is essentially the same survey.

If the Grahame Park property is an apartment, or is an older property, or has been extended, or is of non standard construction, you should go for the cheaper HomeBuyer Report.

If you are planning to make any major works, RICS advise you book a Building Survey instead. This survey is not as cheap, but it does offer a more detailed analysis of the Grahame Park property's general condition along with an opinion on defects and maintenance options .

Wall cracks caused by subsidence

I know that Grahame Park subsidence may be a concern. What subsidence issues will the home survey inspect?

Subsidence is defined as movement of the foundations of a building, but some degree of movement will always occur. New builds, for example, will need to settle under the home's own weight. Heave is less common, and can be caused when a tree dies or is uprooted and its root network no longer draws water from the subsoil.

Subsidence can result from several issues, some common throughout Grahame Park. For example, water leaking from a broken drainage will wash soil away from the foundations. This reduces the volume of the subsoil, allowing the weight of the property to distort the supporting ground. Inside the house, keep an eye out for new cracks in the plaster, and 'rippling' in wallpaper that isn't caused by damp.

Finding the cause of any subsidence is key. This need not be expensive.Repairing leaking drains, water mains or broken downpipes, which are the cause of the subsidence, should be all that is needed to stabilise the home. Structural brickwork may need to be dismantled and rebuilt, or more cosmetic areas can effectively be repaired with resin filling in the cracks. This can also be time-consuming, and inconvenient. Buyers should also be aware that a property may need to be monitored for several months before clear evidence of movement is found.

Roof defects identified during a survey

Damp in the attic brings up bad memories for us, and we are sensitive to the cost of roof repairs. Will access to the roof be an issue?

This is often asked by Grahame Park home buyers who know that homes can, to the disappointment of their would-be owners, still suffer difficulties with the roof. From the sheathing to the valley gutters, the status of the whole roof should be reviewed. Flat roofs can also be a nuisance, caused by factors like holes or cracks in the waterproof layer.

Re-flashing and re-tiling, among other aspects of roof repair, can be the cause of serious accidents, which is why modern contractors refuse to work without scaffolding. A Grahame Park roofing specialist with professional accreditation should be able to assist with a quote.
