RICS Level 2 Survey

Should we go for a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a home in Gwynedd and which is the cheapest?

The Full Structural Survey has a new name called a RICS Level 3 Survey and is essentially the same.

If the Gwynedd property is a flat, or was built before 1900, or has been extended, or is of non standard construction (i.e. not made of bricks), RICS advise a cheaper RICS Level 2 Survey.

If you are thinking about whether to do any substantial modifications, you should you opt for a RICS Level 3 Survey. This survey is not as cheap however it does give you an in-depth analysis of the Gwynedd property's general condition in addition to advice on structural defects as well as maintenance options .

There are nearly 10, 000 official conservation areas throughout the country which are governed by local councils. Your surveyor are required by RICS to possess sufficient knowledge of local area factors and the bearing they have on the building. Property values will probably be greater which is down to them being in their original state. However many conservation areas have been neglected and are in a poor state e.g. the addition of PVC windows and doors

Surveyors are expected advise whether the location is/might be so designated and Section I Issues for your legal advisers of a RICS Level 2 Survey will recommend the proper questions are conducted by the solicitor or conveyancer. Unapproved adjustments that do not have Local Authority approval should be commented on, however these should be concern for your lawyer.
