Movement of the foundations of a building is called subsidence. However, there is a difference between settlement and subsidence. In some older buildings cracks may be visible in the Summer months[ that close up in the winter] when the materials absorb moisture. These cracks are usually completely harmless. Subsidence is the result of a number of common issues. One such issue is that soil on sloping ground is not as stable as that sitting flat. In very wet or flooded conditions, the soil layer may become unstable and begin to slide downward. Signs of potential subsidence include doors and windows which stick.

The root cause of any subsidence must be found before repairs can commence.This need not be expensive.Repairing leaking drains, water mains or broken downpipes, which are the cause of the subsidence, should be all that is needed to stabilise the home. In some more serious situations, underpinning may be necessary. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement.
