Home Buyers Survey in Hampshire

HomeBuyer Report

Should we book a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Hampshire and which is cheaper?

The Full Structural Survey is now called a Building Survey, although it is essentially the same survey.

If the Hampshire property is an apartment, or is 100 or more years old, or has been structurally altered, or is built of unusual materials (e.g. steel and glass), you should go for a cheaper HomeBuyer Report.

If you are thinking about whether to make major works, RICS recommend you book a Building Survey. The Building Survey is less cheap, but it will give you comprehensive details of the Hampshire property's state of repair as well as including an opinion on defects , repairs as well as maintenance options .

Subsidence resulting from soft clay soil

The house I am purchasing is built on clay soil. Will the Hampshire Building Survey consider this?

Whether a house was built in 1709 or 2009, factors as varied as acid rain or damp can create significant expense for an owner. Foundations dug into clay-rich soil, for example, can result in several issues. Specific problems include consolidation, or the change in volume of soil resulting from water loss, capable of irreparably damaging a home if untreated. Given the moisture content does have such a great affect of clay-rich soil, owners should be aware that defects can arise if environmental conditions change, such as a difficult-to-open living room window. When performing your Home Buyers Survey in Hampshire, your surveyor will consider the impact the soil composition has had, and may have, on the house. The building foundations may need extra support in some cases. A surveyor can confirm if this is necessary, as it can be a lengthy process.

Shocking Electrics

When I went to see the thirties house I am interested to purchase it appeared that there were damaged electrical sockets - will a Hampshire survey report on electrical defects?

When conducting a Hampshire Building Survey the home surveyor will comment on the state of the electrics if it is clear that the electrics are in a hazardous state of repair.

This should include a non invasive view of the superficial parts of the wiring on top of things like checking the condition of fixed electrical appliances like storage heaters or reporting on the state of a representative sample of light fittings. Inspecting any documents from the most recent PIR handled by a suitably qualified electrician should usually be part of the Homebuyer report in Hampshire.

The IEE suggest a periodic test should be carried out every 10 years (or every 5 if letting out).

Conservation area

Are there any things I should check out if intending to buy a converted house in Hampshire near a conservation area ?

There are over 9, 000 of conservation areas in England and Wales which are governed by the local council. Your surveyor need to possess relevant knowledge of relevant local issues and any relation they have on the building. Values is, more often than not, greater which is down to them being largely unspoilt

RICS surveyors can be expected to advise you whether the location looks to be in a conservation area and Section I of a Homebuyer Report will advise further enquiries are raised by your legal adviser. Unsympathetic modifications to the property should be reported, however these should be investigated by your lawyer.
