The seller has said subsidence may be a concern. What subsidence issues will the Home Buyers Survey reveal?

Movement of a home on a structural level is called subsidence. However, there is a difference between settlement and subsidence. Generally, a builder will return to a new home after time has passed in order to make repairs.

Subsidence is the result of a number of common issues. One such issue is that soil on ground which slopes downward is not as stable as that sitting on horizontal ground. In very wet or flooded conditions, the soil layer could then become unsteady and begin to slide downward. A sudden, severe shift in weather can also impact a house susceptible to further settlement, either because the structural integrity is already compromised, or due to the use of cheaper materials. The root cause of any subsidence must be found before repairs can commence. The removal of trees may make the problem worse, however, so professional advice should be sought. Even with professional help, a definite diagnosis can take months.

Damage resulting from flooding
