Home Buyers Survey in Hathern

RICS Level 2 Survey

Should we choose a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a home in Hathern and which is the cheapest?

The Full Structural Survey has changed its name to a RICS Level 3 Survey and is basically the same the same survey.

If the Hathern property is a flat or maisonette, or is 100 or more years old, or has been extended, or is of non standard construction, you should go for the cheaper RICS Level 2 Survey.

If you are planning to do any an extension on the property, RICS recommend you go for a RICS Level 3 Survey instead. This more detailed survey is less cheap however it does give an in-depth analysis of the Hathern property's general condition in addition to information on defects as well as maintenance options .

Timber damage by insect larvae

My friend spotted signs of an infestation in the hall. Should we get a surveyor?

Scare stories about property pests are plentiful, it is tempting to treat signs of pests such as house longhorn beetle as minor annoyances. Pests quite literally come in all shapes and sizes, and can be more difficult to treat than many buyers realise. Evidence may not be easy to find, skin irritation or spots of blood on bedsheets may indicate the presence of bed bugs. Treatment for pest problems may include chemical treatment. As awareness of less common problems grows, more surveys should identify these and advise on remedies.

Damaged Render

What will the Chartered Surveyor be looking for on a stipple rendered (stucco) house in Hathern.

Stucco is in fact a type of render. Typically it is layered over red brick hardens to a smooth surface that is sometimes scored to resemble stone. The effect is highly attractive and is found on Victorian homes. The composition is almost exactly the same as plaster or mortar. it can be problematic and Hathern RICS Level 2 Surveys sometimes focus on issues such as when it is exposed to driving rain which gets perma-saturated and prone to frost damage. Other potential problems might result from the pressure from heavy loads such as cracking under stone slab roofs. Re-coating problems with stucco can be expensive as skilled tradesmen are getting harder to find.

Asbestos roof tiles

A builder friend commented that there is a risk of asbestos flooring materials in existence at the apartment. What are the issues with asbestos, are there any risks and what does the surveyor do?

Asbestos is a potentially deadly fibrous material. Some types were commonly found in the building materials such as eaves. Its use is widespread, for example - as it has characteristic heat resistance properties, it may be found in ironing boards.

All forms (including white) are hazardous and can lead to lung cancer following prolonged exposure.

Should you find asbestos, you should be careful on no account to break it and expert advice should be sought immediately. You should not attempt to handle it yourself. Surveyors cannot confirm the existence asbestos as part of the survey. Your surveyor will note suspected asbestos during the survey and will suggest experts are consulted.
