RICS Level 2 Survey

Is it best to opt for a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a home in Hayes and which one would be cheaper?

The Full Structural Survey has a new name called a RICS Level 3 Survey and is effectively the same.

If the Hayes property is an apartment, or was built before 1900, or has been substantially modified, or is of non standard construction (i.e. not made of bricks), RICS recommend the cheaper RICS Level 2 Survey.

If you are thinking about whether to do any alterations, RICS recommend you opt for a RICS Level 3 Survey. The RICS Level 3 Survey is not as cheap but it does give an in-depth analysis of the Hayes property's general condition along with information on defects as well as maintenance options .

In the RICS Level 2 Survey what might a Condition Rating 1 mean for 'E7 - Conservatory and porches' ?

E7 elements are visually inspected. Safety hazards, including floor-level glass and blocked escape routes from upper storey windows will be considered too. The paint or staining which is needed for the skirting of a conservatory is one example.

RICS Level 2 Survey are transparent, detailed surveys of residential property, unlike some more complex survey reports. Three colour coded ratings give an understanding of how concerning each aspect of the report is. Green, or condition rating 1, indicates that no repair is currently needed. This rating does not, however, mean that no future maintenance is required. Regular upkeep may still be appropriate or even necessary. Some areas may be marked as 'Not inspected'. If a property does not have a porch or conservatory, for example, these aspects of the report will be omitted.

Damaged Render

What will the Surveyor examine on a stucco regency detached house in Hayes which we wish to buy.

Stucco (aka pargetting) is really dense render. Usually stucco is layered over brick that dries to a smooth stone like appearance. It is highly attractive and is common on some Victorian and Georgian homes. It can contain lime in it as well as a plastic under mesh to help stop cracks. it can be problematic and Surveyors in Hayes frequently show issues e.g. trapped water culminating in the surface falling away requiring costly repairs

Another example of problems associated with stucco may involve sulphate attack from sulphates or salts absorbed from brickwork. Remedying problems with stucco may be costly as the skills are getting rarer.
