Home Buyers Survey in Hopton

HomeBuyer Report

Should we go for a HomeBuyer Report, Building Survey or Full Structural Survey for a property in Hopton and which is the cheapest?

The Full Structural Survey has changed its name to a Building Survey, although it is essentially the same.

If the Hopton property is a flat, or is a period property, or has been substantially modified, or is of non standard construction, RICS recommend a cheaper HomeBuyer Report.

If you are planning to make any major works, it would be better that you carry out a Building Survey. This survey is less cheap, but it does provide you with a more detailed analysis of the Hopton property's state of repair and it includes information on defects as well as maintenance options .

Wall cracks caused by subsidence

What is subsidence? How could this affect the property, and what subsidence information does the Hopton home survey include?

Subsidence refers to the movement of a building and its foundations. Subsidence may be confused with settlement. Settlement will often occur in recently built buildings, and is rarely a cause for concern. The structure's weight can cause the ground beneath the foundations to compact, but this should settle after a short while. Generally, a builder will return to a new building after some months in order to repair settlement damage.

Subsidence results from a range of factors. One such issue is that soil on sloping ground is not as stable as that flat ground. In very wet or flooded conditions, the soil layer could then become unsteady and start to slip downhill. A sudden, severe shift in weather can also impact a house susceptible to further settlement, either because the structural integrity is already compromised, or due to the use of cheaper materials.

Identifying what has caused the subsidence is a necessary first step. Removing or even pruning the tree(s) causing subsidence may be enough to halt any further movement. In some more serious situations, underpinning may be necessary. Underpinning the foundations will usually stop the foundations from further movement. It is, however, a time-consuming and costly process. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.

Timber damage by insect larvae

A neighbour warned us about an infestation affecting properties nearby - Is a Full Structural Survey advisable?

Properties in Hopton are generally free of infestations, but it is inadvisable to risk buying without more information if you have suspicions. When purchasing a home, this matter should be borne in mind. It is vital that buyers consider this oft-overlooked aspect when making an offer.

Signs may not be evident for weeks or months. For example, the smell of ammonia in or behind cupboards may indicate mice, even if no droppings are found. Remedies to bug or other pest issues can include traps. If you strongly suspect an issue with wasps, or any pest, speak to your home surveyor

Chimney stacks

On a HomeBuyer Report carried out in Hopton what could a Condition rating 3 mean for 'E1 - Chimney stacks' ?

Elements of the property reviewed by Section E are visually reviewed from ground level where appropriate. An apartment may not need such an inspection. Loose, missing or deteriorated mortar is an example.

Condition rating three is used to highlight very serious issues. Such issues can have a significant impact on a Hopton home's value.
