RICS Level 2 Survey

Should I choose a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a home in Horncastle and which one would be the cheapest?

The Full Structural Survey has changed its name to a RICS Level 3 Survey, however it is essentially the same.

If the Horncastle property is an apartment, or is a period property, or has been structurally modified, or is built of unusual materials (e.g. steel and glass), RICS advise a cheaper RICS Level 2 Survey.

If you are thinking about whether to make an extension, it would be better that you commission a RICS Level 3 Survey. This more detailed survey is not as cheap however it does give you a more detailed analysis of the Horncastle property's condition as well as including more detailed advice on defects as well as maintenance options .

English Heritage

We are intending to buy a property near Minting Priory , will this affect the property's value?

Minting Priory is a scheduled monument considered to be of national importance. Places of local interest can add to the desirability of an area. Other nearby sites of interest include St Peter'S Church and Woodhall Hall Moated Site.. A surveyor will include many local and regional criteria when conducting RICS Level 2 Survey in Horncastle. Visit the English Heritage website for more information on Minting Priory.

RICS Level 2 Survey valuation

Will my survey give a property valuation and cost of rebuild estimate and how is it calculated?

The RICS Level 2 Survey contains a RICS qualified surveyor valuation in addition to a Reinstatement Cost. In order to determine the value of the property your RICS valuer will pair knowledge of Horncastle and other considerations relating to the property e.g. desirability of the location. The RICS surveyor will also consider materials used and draw upon other assumptions e.g. there would be no cause to alter the valuation revealed by inspecting parts not inspected.

A RICS Level 3 Survey does not include a valuation as standard. A valuation can, however, be added for a nominal fee by request. Alternatively a Property Valuation Report (PVR) can be carried out. It will also be assumed that there is an absence of any major legal issues e.g. no troublesome covenants. Such concerns will be clarified by your solicitor.

Further Horncastle assumptions like the access roads not being in private control, are made in addition to any Horncastle environmental issues like the property being underneath a flight path, which will also be factored in.
