Should I select a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a home in Hounslow and which one would be the cheapest?

Shocking Electrics

When I visited the mid-century home I am intending to acquire I saw that there is an unsafe electrical system; will the Hounslow surveyor report on electrical system condition?

When performing a Hounslow RICS Level 3 Survey the surveyor will typically remark on the overall electrical system if it is clear that they are in an unsatisfactory state. This should include a by sight check of any revealed sections of the wiring or fusebox on top of possible problems relating to things like examining the nature of the electrical fittings in bath or shower rooms or checking the state of a representative sample of the range of light fittings and switch gear.

Confirming the existence of any evidence of a test on the condition of the electrical installations carried out by an electrician on the property being surveyed should usually form part of the RICS Level 2 Survey in Hounslow.

The IEE advise that a periodic test be conducted every 10 years (or every 5 if letting).

Wall cracks caused by subsidence

We are buying a home in Hounslow and saw evidence of cracks down the gable wall. What subsidence issues will the home survey review?

Subsidence is the movement of the foundations of a house which compromises its structural integrity. Most houses will experience cracking at some stage, especially new homes or recent extensions or major alterations. In some older houses cracks become apparent when temperatures rise[ that close up in the winter] when the materials absorb moisture. These cracks are usually completely harmless.

This issue can occur in areas with soil with a high gravel content, as this soil is more easily washed away by leaks or flooding. Inside, keep an eye out for rippling wallpaper that isn't caused by dampness.

The root cause of any subsidence must be found before repairs can commence. The removal of trees may make the problem worse, however, so professional advice should be sought. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Maple, lime and horse chestnut trees should planted no closer than 20m to the property itself. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. Specialist geological and drain surveys may also be required as the movement of soil can sometimes crack drains or water mains.
