Subsidence is movement in a home's foundations. In the majority of cases, subsidence can be remedied. The builder will likely return to a new home after six months so that they can make minor repairs caused by the settlement.

Subsidence is the result of a number of common issues. Collapsed mains drainage pipes can cause subsidence by washing away or loosening subsoil. This is an example of groundwater subsidence. A severe change in humidity or ambient temperature can also impact a house susceptible to further settlement, potentially as a result of poor construction.

The root cause of any subsidence must be found before repairs can commence. It has been estimated that around 70% subsidence cases are caused by tree roots drawing moisture from the soil. In serious cases, underpinning may be required. Underpinning involves holes being dug 1 metre long and around 1.5 metres deep, along all affected sections of wall, and just beneath the present foundations. Reinforcement bars and concrete are then inserted into these pits to support the structure, as the rest of the foundations are dug out and similarly filled in with concrete. Damaged but non-structural elements should be filled and re-weatherproofed. A surveyor will be able to recommend who to speak to about the best course of action, to remedy both the causes of the subsidence and the resulting damage to the property itself.

Asbestos was commonly used as it has a range of useful characteristic resistance to chemical damage qualities and it may be found in gutters.

All forms are ultimately dangerous and might lead to lung cancer following prolonged exposure. Should you find asbestos, you should be careful on no account to disturb asbestos. Professional advice should be sought immediately.
