We are planning to buy a 1988-built flat in Jesmond and spotted that the sitting room door frame was skewed. What subsidence information does the Jesmond property survey include?

Movement of a house on a structural level is called subsidence. Often, homes are erected with a variety of materials, each of which will contract at a varying rates.

A relatively small number of issues are usually found to be the cause of movement to a property. For example, water leaking from a broken drainpipe or mains pipe will clear away soil supporting the building structure. This reduces the volume of the subsoil, allowing the weight of the property to distort the supporting ground. Signs of potential subsidence include fresh cracks in brick or plaster.

Restoration work cannot begin until the original source of the movement is found. The removal of trees may make the problem worse, however, so professional advice should be sought. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Place pine, birch and cherry trees, for example, at least 10m away. Underpinning could be the only option in some cases, unfortunately. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. If the surveyor cannot give you a conclusive diagnosis, they will recommend that you engage the services of a structural engineer.

Asbestos was commonly used as it has good heat resistance qualities and it may be found in fire blankets.

All forms are deadly and can lead to lung cancer or scarring of the lung if inhaled over sustained periods. If found, care should be taken never to remove the asbestos and expert advice must be taken as soon as possible.
