RICS Level 2 Survey

Should we go for a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a property in Kendal and which would be cheaper?

The Full Structural Survey has been renamed a RICS Level 3 Survey but is effectively the same survey.

If the Kendal property is a flat or maisonette, or is 100 or more years old, or has been structurally altered, or is of non standard construction, then RICS recommend a cheaper RICS Level 2 Survey.

If you are thinking about whether to make substantial modifications, RICS advise you select a RICS Level 3 Survey. This survey is not as cheap but it will provide you with a thorough analysis of the Kendal property's general condition in addition to advice on structural defects as well as maintenance options .

RICS Level 2 Survey valuation

I'm confused - which surveys include a valuation and reinstatement cost estimate (including costs for reconstructing a retaining wall) and how is it calculated?

A RICS Level 2 Survey will contain a professional valuation and a "reinstatement cost" as standard. To ascertain the correct valuation your independent surveyor will call upon local Kendal market factors and other factors relating to the property for instance: general condition The RICS surveyor will also consider style of architecture and use other assumptions, for example the ground is not land filled.

A RICS Level 3 Survey won't include a valuation as standard. A valuation can, however, be added for a small additional fee. Please call for information. Alternatively a Property Valuation Report (PVR) can be carried out.

Further area assumptions, like water and drainage connectivity, are made in addition to environmental issues like busy roads, which will also be factored in.

Damage caused by high rainfall

Do we need to investigate gutters? If there is a problem, will they be expensive to fix?

I find it odd that the impact wet conditions can have on a home is not given more thought by purchasers. Signs that rainwater goods are blocked include streaks of dirt down the outside of guttering.

Whether buying in Kendal or elsewhere, difficult rainwater goods does not necessarily mean that you need to pull out. Such matters are often simple to fix, and is also relatively inexpensive. Where this is left untreated, the damage becomes increasing costly to remedy.

RICS Level 3 Survey on houses

We are buying a derelict Victorian cottage property in Kendal - do I need to upgrade to a full structural survey?

Full Structural Surveys are now known as RICS Level 3 Survey. When looking into purchasing an unconventional home, for example an unloved house, RICS Level 3 Survey is the correct RICS survey to get. Usually within 2 to 3 days after a thorough visual inspection of the accessible parts of the house, the chartered surveyors report will be sent to you detailing thorough and crucial details on the state of repair of the house. There are a few limitations with any survey to bear in mind insofar as a local surveyor is not able to, unless safe to do so and with consent from the owner, force or open up the fabric of the Kendal house - such as removing the contents of cupboards.

Shocking Electrics

When I visited the period property I intend to move into it looked like there were damaged electrical sockets - does a Kendal RICS Level 2 Survey write anything on the general state of the electrical system?

When carrying out a RICS Level 2 Survey in Kendal your surveyor will remark on the overall electrical system if it is suspected that the electrics are in a hazardous condition. This should include a by sight view of the superficial parts of the wiring or fusebox on top of potential areas for concern such as verifying the condition of the fixed appliances like storage heaters or checking the condition of a sample of switch gear. Reporting on any evidence of the most recent Periodic Inspection Report handled by an electrician on the building will be part of the RICS Level 2 Survey in Kendal.

The IEE (Institute of Electrical Engineers) advocate a check to confirm whether an electrical installation is in a satisfactory condition should be carried out at least every 10 years (or every 5 if letting).
