The house I am purchasing is built on clay soil. What should we expect a Keynsham RICS Level 2 Survey to include, and what defects will be reported on?

There are a range of problems associated with clay soil. Specific problems include soil swelling, capable of irreparably damaging a home if untreated. Expansive and reactive types of clay soil can be troublesome. Expansive clay soil is particularly sensitive to shifts in water content. Signs like a difficult-to-open living room window or small cracks in the living room floor can be early indications of very serious structural issues. Fortunately, there are steps a home owner can take. Your surveyor should refer to maintenance options in their report, like monitoring the moisture content of the soil around the foundations, and taking steps to keep the level reasonably stable.

Wall cracks caused by subsidence

We saw evidence of cracks along the lounge ceiling when we last viewed the flat. What subsidence-related matters will the RICS Surveyor review?

Movement of the foundations of a building is called subsidence.

Cracks that appear without warning may suggest movement and subsidence. Organic material in the sub-soil can also create issues. Organic material such as peat is usually stable if kept moist by the water level, but if the water level falls and the soil dries out, this organic matter will begin to rot and become unstable. The weight of the foundations will then compress the sub soil.

Finding the cause of any subsidence is key. The removal of trees may make the problem worse, however, so professional advice should be sought. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Willow trees, for example, are often the culprits of serious subsidence. Buyers are often surprised to learn that a willow tree should be planted no neared than 40m from a home. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. Buyers should also be aware that a property may need to be monitored for several months before clear evidence of movement is found.
