RICS Level 2 Survey

Should I go for a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a home in Lake and which one is cheaper?

The Full Structural Survey has been updated to a RICS Level 3 Survey, although it is essentially the same.

If the Lake property is a flat or maisonette, or is 100 or more years old, or has been extended, or is of non standard construction, you should choose the cheaper RICS Level 2 Survey.

If you intend to do any substantial modifications, RICS recommend you select a RICS Level 3 Survey. This more detailed survey is not as cheap but it will give comprehensive details of the Lake property's general condition and it includes advice on structural defects as well as maintenance options .

Asbestos roof tiles

The seller has mentioned there are asbestos ceiling boards in the maisonette. Why would there be asbestos, can it be remedied and does the survey look at this?

Asbestos is a pernicious material. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) were commonly found in the building materials e.g. ceiling material. Its use is widespread, for example - as it has characteristic resistance to electrical damage qualities and it may be found in ceiling boards. Technically all forms including Chrysotile are ultimately pernicious and can lead to lung cancer if inhaled over sustained periods. Should you find asbestos, you should be careful not to break the asbestos and professional advice must be taken without delay.

Surveyors do not test for asbestos on a survey. Surveyors will note possible asbestos and will inform you of the options.

Gas flame

Does a RICS chartered surveyor check the safety of the gas supply?

The qualified RICS surveyor will visually survey any accessible parts of the system. The surveyor will look at gas heaters (also LPG/oil/electric) for instance, in addition to gas affiliated fixtures, for instance the possibility of asbestos. A Lake chartered surveyor will not remove external fittings and he or she won't run any tests on the gas system. Needless to say, gas is potentially unsafe and if there are any concerns relating to gas installations of any type, call a gas engineer immediately.

Stone block wall damage

Do stone-walled property create more problems for buyers? What should we be particularly aware of, and will the surveyor offer any advice?

Repair costs for stone-built homes can be higher than for more standard. Faults common to poorly maintained stone walls can include delamination. The two main forms of mortared stone wall construction found in Lake are regular and irregular.

Dry stone construction is used in garden walls and field boundaries, but is rarely employed for inhabited structures. In addition, lime mortar may feature in the building's construction. Stone walls require regular maintenance, such as resolution of underlying problems, like damp, before work on the wall starts. Purchasers renovating homes should be aware that stone matching services are available, which may be necessary for listed buildings. To source stone quarried in Lake, you can contact local suppliers.

Timber damage by insect larvae

We are buying in Lake, and think we saw signs of insects in the attic. What can we do?

Homes will often be free of major pests. However, if you do have specific concerns, you should seek advice. Unfortunately, the impact to a house and its inhabitants can carry serious health risks and affect its value. Signs may not be obvious, for example, silverfish are common in damp kitchens and bathrooms, but only appear at night, and can therefore be difficult to spot. Remedies to vermin can include destruction of tainted materials. If you strongly suspect an issue with ants, or any pest, speak to your RICS surveyor
