RICS Level 2 Survey

Should we choose a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a home in Lechlade and which one would be cheaper?

The Full Structural Survey has been renamed by RICS as a RICS Level 3 Survey, although it is basically the same the same survey.

If the Lechlade property is a flat or maisonette, or was built before 1900, or has been structurally modified, or is of non standard construction (i.e. not made of bricks), you should choose a cheaper RICS Level 2 Survey.

If you are planning to carry out substantial modifications, you should you select a RICS Level 3 Survey. This option is not as cheap, but it does offer a more detailed analysis of the Lechlade property's state of repair and it includes advice on structural defects , general repairs as well as maintenance options .

Traditionally built property

I am purchasing an older property in Lechlade. Will the building's age be a problem?

Many buyers have considered buying a unique or characterful property. A building's age, however, can be a cause of concern for would-be buyers. Properties built with traditional or "vernacular" techniques can be surprisingly expensive to maintain. You should bear in mind that specialist expertise may be needed. Traditional materials may also need to be sourced. This can make the final cost hard to predict.

Asbestos roof tiles

A builder friend noted there is an asbestos tank situated in the home. What is asbestos, is it dangerous and does the home survey in Lechlade report on it?

Asbestos is a harmful substance. The 3 main types are Blue, Brown and White are often building materials e.g. eaves. Its use is widespread, for example - as it has excellent heat resistance qualities and it may be found in ironing boards.

All forms including white ( Chrysotile) are ultimately deadly and may lead to lung cancer or pleural disease if inhaled over sustained periods.

Care should be taken if asbestos is discovered on no account to remove asbestos and expert advice must be taken immediately. On no account endeavour to get rid of it yourself. Surveyors will not test for asbestos on a survey. However, surveyors will note possible asbestos and will suggest experts are consulted.

Shocking Electrics

When we saw the mid-century home we intend to move into we think we noticed that there is deterioration in the wiring and RCD unit - does a Lechlade RICS Level 2 Survey advise on any faults with the electrics?

When performing a Lechlade RICS Level 3 Survey your surveyor should remark on the condition of the electrics if it appears that the electrics are in a less than satisfactory state of repair. This will include a non invasive examination of exposed sections of the wiring and other possible problems relating to things like checking that the supplementary bonding is in the usual place. Reporting on any documentation from the most recent Periodic Inspection Report handled by an electrician on the property being surveyed should usually be part of the survey. Inspecting any documents from a test on the condition of the electrical installations carried out by a suitably qualified electrician will be part of the RICS Level 2 Survey in Lechlade .

The IEE recommend that a Periodic Inspection be conducted every ten years (5 if letting out).
