Home Buyers Survey in Littleover

HomeBuyer Report

Should we get a Full Structural Survey, Building Survey or HomeBuyer Report on a home in Littleover and of the 3, which one would be cheaper?

The Full Structural Survey has changed its name to a Building Survey, however it is effectively the same level of survey.

If the Littleover property is a flat, or was built before 1900, or has been extended or modified, or is built of unusual materials (e.g. steel and glass), RICS advise a cheaper HomeBuyer Report.

If you are thinking about whether to make alterations, RICS advise you choose a Building Survey. This option is not as cheap but it does provide you with an in-depth analysis of the Littleover property's general condition and it includes advice on structural defects and maintenance options .

Damage resulting from flooding

Are Littleover properties at risk, and does a surveyor look for possible flooding?

Flooding has blighted the lives of thousands of homeowners in Littleover and across the country, and it is not clear that reasonably-priced flooding insurance will be available in years to come. It is strongly recommended that a home is protected, before water damage ruins both the walls and floors, and contents.

Flooding can increase the likelihood of water entering a house, such as via window frames. Details relating to signs of flooding may be reported in Section J of the HomeBuyer Report. The surveyor may ask the estate agent about historical floods, although the result of these enquires should be treated as a guide only.

No flood alerts were found for Littleover, according to the Environment Agency.

Asbestos roof tiles

The seller has mentioned that there could be powdery asbestos wallpaper in the house. What is asbestos, what are the risks and can it be treated?

Asbestos is a noxious material. There are over 60 types, 6 of which were used in the UK and were commonly found in the building materials e.g. rain water goods.

Asbestos was commonly used as it has a range of useful characteristic resistance to chemical damage qualities and it may be found in gutters. Technically all forms are dangerous and can lead to lung cancer following prolonged exposure. Care should be taken if asbestos is discovered not to break the asbestos and expert advice should be sought immediately.

Surveyors cannot confirm the existence asbestos on a survey. However, surveyors will mention the risk of asbestos and should suggest experts are consulted.

Timber damage by insect larvae

I am worried about bugs in the property we plan to buy. What can we do?

Be aware that your solicitor's forms may not ask about this issue. It is vital that buyers consider this oft-overlooked aspect when making an offer.

Signs may not be evident for weeks or months, cockroaches are nocturnal, and challenging to eradicate. Species common to the UK, such as the German Cockroach, are small, and breed rapidly in moist conditions. This makes them both hard to spot, and to treat successfully. Treatment for a serious infestation may include use of poison and removal or excision of affected timber.
