What is subsidence? What subsidence-related matters will the RICS Surveyor review?

Movement of the foundations of a home is called subsidence.

Subsidence-related cracks are in most cases thinner towards the bottom of the crack, if it runs up a wall. Organic material in the sub-soil can also create issues. A high water table will ensure that organic materials in the soil, such as peat, do not decompose but if the soil dries, this organic matter will begin to rot and become unstable. This causes the subsoil to be compacted as its volume is reduced, by the sheer weight and pressure of the building above.

Restoration work cannot begin until the original source of the movement is found. Removing or even pruning the tree(s) causing subsidence may be enough to halt any further movement. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. Specialist geological and drain surveys may also be required as the movement of soil can sometimes crack drains or water mains.

Asbestos is a dangerous fibrous structured mineral formed from metamorphic rocks. Some types may be in building materials for example insulation. Its use is widespread, for example - as it has characteristic resistance to electrical damage qualities and it may be found in Fuse box.

All forms including white are ultimately carcinogenic and might lead to lung cancer if inhaled over sustained periods.

If found, care should be taken not to displace asbestos. Professional advice must be taken as soon as possible. Never endeavour to disturb it yourself.
