Home Buyers Survey in Llanfyrnach

RICS Level 2 Survey

Should we have a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a house in Llanfyrnach and which one would be cheaper?

The Full Structural Survey has been updated to a RICS Level 3 Survey but is effectively the same comprehensive survey.

If the Llanfyrnach property is an apartment, or is a period property, or has been substantially modified, or is of non standard construction, RICS advise a cheaper RICS Level 2 Survey.

If you are thinking about whether to make alterations on the Llanfyrnach property, RICS recommend you select a RICS Level 3 Survey. The RICS Level 3 Survey is less cheap however it does give a thorough analysis of the Llanfyrnach property's condition as well as including advice on structural defects and maintenance options .

Traditionally built property

My partner and I are purchasing a converted barn. Will the structure's age be a problem?

Some buyers would like to own a home with character. Older construction methods and materials, however, can be problematic. Llanfyrnach property employing traditional methods can be surprisingly expensive to upkeep. It is often the case that expert knowledge is necessary. .

Construction materials, such as suitable timber, may also need to be sourced, particularly in the case of property in a conservation area. This may create disruption for new owners. Speak to your chartered surveyor for further advice.

Stone block wall damage

We are buying a conversion with Clipsham stone walls. Are there specific problems to bear in mind?

The sturdy appearance of stone walls may hide serious concerns. Defects affecting stone-built Llanfyrnach homes can vary, delaminated or cracked paintwork being relatively common. Irregular stone often has a more rustic appearance, but the mortar used may be susceptible to a higher rate of decay. Ashlar courses are often used to finish more irregular stone walls. This can give rise to maintenance issues if either element of the wall has been treated with a non-breathable material.

Home Buyers Surveys will usually offer guidance on these matters. An example would be careful removal of nearby trees and plants. Be careful not to pull these up by the roots, as they could already be intertwined with the wall's foundations, which will cause more damage.

Ask your surveyor for clarification if you are in doubt as to likely maintenance, particularly if the house in question is listed or located in a conservation area.

Contact a local mine or quarry, e.g. Mansel Davies & Son Ltd, Station Yard, Llanfyrnach, Pembrokeshire, SA35 0BZ for details. Call 01239 831631 for more information.

Asbestos roof tiles

The estate agent stated there could be brown asbestos Artex affecting the home. What is asbestos?

Asbestos is a pernicious fibrous substance. Some types are found in the building materials e.g. lagging. Its use is widespread, for example - as it has good heat resistance properties, it may be found in insulation. Technically all forms including Chrysotile are ultimately pernicious and can lead to lung cancer or pleural disease following prolonged exposure.

If discovered, one must be careful however, not to displace it and expert advice should be sought urgently. Surveyors will not test for asbestos during a Llanfyrnach RICS Level 3 Survey. Your surveyor will mention possible asbestos and will advise accordingly.
