Subsidence is defined as movement of the foundations of a house, but some degree of movement will always occur. Recently built homes, for example, will need to settle beneath the building's own weight. Additionally, most homes in Locks Heath are erected with a variety of materials, each with a different shrinkage rate. There are several frequently-occurring causes of subsidence. Collapsed mains pipes can cause subsidence by washing away or loosening subsoil. This is an example of groundwater subsidence. In some cases, the presence of buried organic material, which begins to rot, can also destabilise parts of the property's foundations. This causes the volume of soil to reduce so that foundations can crush the subsoil.

Finding the cause of any subsidence is key. Removing or even pruning the tree(s) causing subsidence may be enough to halt any further movement. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Maple, lime and horse chestnut trees should planted no closer than 20m to the property itself. Underpinning could be the only option in some cases, unfortunately. Using large concrete pins, placed beneath current foundations and extending deep into the ground, underpinning is expensive, totalling £1000s, but it can be very effective. Damaged but non-structural elements should be filled and re-weatherproofed. If the surveyor cannot give you a conclusive diagnosis, they will recommend that you engage the services of a structural engineer.
