RICS Level 2 Survey

Should we opt for a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a property in Looe and which one is cheaper?

The Full Structural Survey has been renamed by RICS as a RICS Level 3 Survey and is basically the same the same.

If the Looe property is a flat, or was built before 1900, or has been extended, or is of non standard construction (i.e. not made of bricks), you should go for a cheaper RICS Level 2 Survey.

If you are planning to carry out significant alterations, you should you go for a RICS Level 3 Survey. This more detailed survey is not as cheap but it will offer an in-depth analysis of the Looe property's condition as well as advice on structural defects as well as maintenance options .

Stone block wall damage

I am buying a stone-walled property. What should we be particularly aware of?

Britain's range of geology has encouraged the use of many varieties of stone, from Naylor Hill Sandstone to Purbeck Royal Bed Limestone. Buyers should also be aware that the potential severity of issues like delaminated render will vary with the particular type of stone. Bear in mind that some defects will affect regular or irregularly cut stone equally, whereas others will not, and may require a local surveyors expertise to identify. In addition, lime mortar may feature in the building's construction. Property surveys should give some repair guidance, like fast replacement of any stones which have become loose.

Ask your surveyor for clarification if you are in doubt as to likely maintenance, particularly if the house in question is listed or located in a conservation area.

Shocking Electrics

When I went to see the unmodernised property I intend to lease, it looked like there is old wiring; does a Looe RICS Level 2 Survey give details on on the wiring and electrical system?

When preparing a RICS Level 3 Survey in Looe a RICS surveyor should usually comment on the condition of the electrics if it is apparent that the electrics are in a less than satisfactory state of repair.

This should include a non invasive inspection (without removing any fittings) of any uncovered sections of the wiring or fusebox and other possible problems relating to things like whether there are miniature circuit breakers or checking the condition of a representative sample of the range of light fittings and switch gear.

Verifying the existence of any documents from a test on the condition of the electrical wiring carried out by a suitably qualified electrician will usually be part of the survey. Reporting on any documents from the most recent Periodic Inspection Report carried out by a suitably qualified electrician on the property being surveyed should form part of the survey.

The IEE (Institute of Electrical Engineers) advise a check to confirm whether an electrical installation is in a satisfactory condition is carried out at least every 10 years (5 if letting).
