Home Buyers Survey in Margam

RICS Level 2 Survey

Should we select a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a property in Margam and which one would be cheaper?

The Full Structural Survey is now called a RICS Level 3 Survey and is essentially the same level of survey.

If the Margam property is a flat or maisonette, or is 100 or more years old, or has been structurally modified, or is built of unusual materials (e.g. steel and glass), you should choose the cheaper RICS Level 2 Survey.

If you are planning to do any major works, RICS advise you select a RICS Level 3 Survey. This survey is less cheap but it will provide you with a thorough analysis of the Margam property's condition and it includes advice on defects , general repairs and maintenance options .

Conservation area

Are there any issues we need to be conscious of if planning to buy a property in Margam inside a conservation area?

There are over 9, 000 of designated conservation areas throughout the country that are designated and monitored by local councils.

Home Buyers Surveys in Margam must have local knowledge of relevant local area issues and any connection may have with the home. House prices will likely be inflated because of them resisting change. However many of them are falling into have been neglected and are in a poor state e.g. increasing amounts of scruffy green spaces

Surveyors can be expected to tell you whether the location could be in a conservation area and Section I Issues for your legal advisers of the Margam RICS Level 2 Survey will advise additional due diligence and enquiries are carried out during the conveyancing process. Unauthorised adjustments to the property may be reported, however these should be concern for your conveyancer.

RICS Level 2 Survey valuation

Does the Margam home survey include a valuation and reinstatement cost estimate (including costs for reconstructing a boundary wall) and how is it calculated?

RICS Level 2 Surveys include a valuation and a reinstatement cost estimate as part of the report. To properly appraise the market value your RICS valuer will combine in depth understanding of the Margam market and other factors relating to the property e.g. number of bedrooms The surveyor will also consider construction type and will use key assumptions like there are no hazardous materials.

A RICS Level 3 Survey does not include a valuation as standard. However we can add a valuation for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out. The surveyor also assumes that there aren't any expensive legal issues like no laws are broken by use of property. Such concerns will be clarified by your solicitor or licensed conveyancer..

Additional local area conjectures, for example problematic roads and access, are made in addition to local environmental concerns like Margam planning proposals (e.g flight path), also being considered.
