RICS Level 2 Survey

Should we choose a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a property in Marlow and which is cheaper?

The Full Structural Survey has been renamed a RICS Level 3 Survey, although it is effectively the same comprehensive survey.

If the Marlow property is a flat, or is 100 or more years old, or has been structurally altered, or is of non standard construction, you should choose the cheaper RICS Level 2 Survey.

If you intend to make major works on the property, RICS recommend you book a RICS Level 3 Survey instead. The RICS Level 3 Survey is not as cheap but it will offer exhaustive analysis of the Marlow property's general condition as well as including advice on structural defects and maintenance options .

Damaged Render

What will the Property Surveyor be focused on, on a stucco coated regency house in Marlow that I intend to purchase.

Stucco is actually a smooth and flat render. Normally it is layered over red brick hardens to an even finish. The effect is very appealing and is often found on Victorian and Georgian homes. Sometimes it can contain lime (which makes it set harder) in it as well as plant fibres to help stop cracks. Stucco is often prone to defect and Marlow RICS Level 2 Surveys sometimes reveal issues for example trapped moisture culminating in the surface falling away which need attention

Another example of problems associated with stucco could include attack from salts derived from wet underlying brickwork. Remedying Stucco problems can be expensive as the skills are getting harder to find.

Roof defects identified during a survey

Poor roof maintenance has created issues for us in a house we used to own. Will access to the structure's roof be a problem?

This is often asked by Marlow home buyers who know that homes could feature roofing problems. All aspects of the roof should be reviewed, from the gables to the roof battens. Issues can often arise in the case of flat roofs, caused by holes or cracks in the waterproof layer.

Upkeep need not always be costly, but they should be budgeted for carefully. A RICS Level 3 Survey prior to exchange is highly recommended, so that you fully understand what expenses you will be facing. If a estimate for roofing work is required, a Marlow builder can provide one. Speak to Avenir Roofing of Serving Marlow on 0800 163955 to request an estimate.
