RICS Level 2 Survey

Is it best to get a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a house in Mid Wales and which one is cheaper?

The Full Structural Survey is now called a RICS Level 3 Survey, however it is essentially the same survey.

If the Mid Wales property is a flat, or was built before 1900, or has been structurally modified, or is of non standard construction, RICS recommend the cheaper RICS Level 2 Survey.

If you intend to do any major works, you should you book a RICS Level 3 Survey. This survey is less cheap, but it does provide you with a more detailed analysis of the Mid Wales property's state of repair along with an opinion on defects and maintenance options .

RICS Level 3 Survey on houses

I'm unsure about the justification to get a full structural survey when acquiring a derelict mid terrace cottage in Mid Wales over a RICS Level 2 Survey?

Although now often described as Full Structural Surveys by many home buyers they have actually been superseded by RICS Level 3 Survey If planning to buy an altered house e.g. a period house in Mid Wales - the RICS Level 3 Survey is now the right selection of survey to get. A RICS Level 2 Survey goes into enough detail for a non period unmodified Mid Wales house built out of typical construction materials. Around 3 days following a thorough inspection of all accessible areas, a non prescribed format of report will be emailed (pdf format) and posted to the client setting out in depth and critical insight about the condition of the house. There are certain limitations with the survey as a local surveyor wont be able to force or open up the fabric of the Mid Wales building e.g. removing secured panels. The following article for a simple guide on the differences between surveys.

Asbestos roof tiles

The neighbour commented that there may be a risk of asbestos Artex concealed in the property. What are the issues with asbestos?

Asbestos is a potentially deadly fibrous material. Some types may be in building materials such as roof tiles. Its use is widespread, for example - as it has very good tensile strength qualities and it may be found in roof gutters.

All forms (including white) are deadly and can lead to lung cancer if inhaled over sustained periods. Care should be taken if asbestos is discovered on no account to remove the asbestos. Professional advice should be sought without delay.

Surveyors do not tell you whether there is asbestos on a survey. However, surveyors will note possible asbestos and should recommend professional testing.

Damaged Render

What will the Property Surveyor look for on a smooth stucco home in Mid Wales that I am thinking of purchasing.

Stucco is actually a smooth and flat render. Typically stucco is applied to red brick hardens to a flat surface, often then trowled to give the appearance of stone blocks. The effect is very appealing and is was often applied to Regency homes for example. Stucco is often problematic and Mid Wales Home Buyers Suveys sometimes focus on any number of problems such as lateral cracking that describes the lines of mortar in the brickwork. Other potential problems could be when moisture under flashings that causes large areas of detachment. Fixing problems with stucco may be difficult as renderers are getting more difficult to find.

Conservation area

Will there be any considerations we need to look into when buying a period property in Mid Wales near a conservation area?

There are 9, 300 of designated conservation areas in the UK which are overseen by the local authority.

A RICS Level 3 Surveyors are required by RICS to possess sufficient knowledge of relevant local factors and any bearing they have on the home and its value. The price of property will likely be significantly higher which is down to conservation areas being largely unspoilt However a large number are falling into a state of neglect e.g. the addition of PVC windows and doors

RICS surveyors will note if the home could be is so classified and Section I Issues for your legal advisers of the RICS Level 2 Survey will advise further enquiries are conducted by your legal adviser. Unsympathetic modifications to the building may be advised, however these should be concern for the solicitor.
