Home Buyers Survey in Newent

RICS Level 2 Survey

Is it best to get a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a home in Newent and which one would be the cheapest?

The Full Structural Survey has been renamed a RICS Level 3 Survey, although it is effectively the same.

If the Newent property is an apartment, or is over 100 years old, or has been structurally altered, or is built of unusual materials (e.g. thatch roof), RICS advise the cheaper RICS Level 2 Survey.

If you are planning to do any significant alterations, it would be better that you carry out a RICS Level 3 Survey instead. This option is less cheap however it does offer a more detailed analysis of the Newent property's condition as well as information on defects and maintenance options .

Subsidence resulting from soft clay soil

We are buying a Newent house built in the mid 90s, but it has clay foundations. Does the Newent Home Buyers Survey cover this, and will the Surveyor advise on upkeep?

Factors from dry rot to flooding can cause high maintenance costs for a home-owner. Clay-rich soil, for example, is a potential source of a range of issues. Issues range from groundwater level variations to consolidation, or the change in volume of soil resulting from water loss, both of which can put a home's foundations under great strain. Clay soil is naturally lower in volume, and will compact over several months in the case of new-builds. This settlement is predictable and necessary - the real concern is contraction in clay soil caused by changes in the local water table. If present, expansive clay soil can put lateral pressure on a Newent home's foundations, forcing them inward. When performing your Home Buyers Survey in Newent, your surveyor will consider the impact the soil composition has had, and may have, on the home. If you are particularly concerned about a crack or other sign of movement, the surveyor can also report on whether it is recent, or an indication of much earlier subsidence.

Timber damage by insect larvae

We are buying in Newent, and think we saw signs of insects in the loft conversion - What can we do?

Infestations can range from the mild and harmless, to the seriously harmful. Unfortunately, the impact to a house and its inhabitants can carry serious health risks and affect its value. Evidence may not be easy to find, for example, cockroaches hide during the day, in light-fittings, beneath cracks in floor tiles or behind appliances. You may not spot them until moving in. Treatment for a serious infestation may include chemical treatment or removal or excision of affected timber.

Asbestos roof tiles

A local builder informed me there is a risk of asbestos insulation being found in the home. What is asbestos?

Asbestos is a deleterious material. The 3 main types are Blue, Brown and White are often building materials e.g. garage roofs. Its use is widespread, for example - as it has characteristic resistance to chemical damage properties, it may be found in shed roofs. .

All forms are pernicious and may lead to lung cancer or asbestosis following prolonged exposure.

Care should be taken if asbestos is discovered on no account to remove asbestos and professional advice must be taken without delay. You should never try to remove it yourself. Surveyors will not confirm the existence asbestos on a survey. They will note the risk of asbestos and will advise accordingly.
