Home Buyers Survey in North Harrow

RICS Level 2 Survey

Should I select a Full Structural Survey, RICS Level 3 Survey or RICS Level 2 Survey for a house in North Harrow and which one is the cheapest?

The Full Structural Survey is now called a RICS Level 3 Survey, although it is essentially the same.

If the North Harrow property is a flat, or was built before 1900, or has been extended or modified, or is of non standard construction (i.e. not brick and tile), RICS advise the cheaper RICS Level 2 Survey.

If you are planning to do any significant alterations, RICS advise you select a RICS Level 3 Survey. This more detailed survey is less cheap however it will offer exhaustive analysis of the North Harrow property's condition in addition to advice on defects , repairs and maintenance options .

Gas flame

Does a RICS chartered surveyor check out the condition of the gas mains supply?

The chartered surveyor will locate and visually survey any easily accessible parts of the system. This will include the location of the meter as part of the North Harrow survey, as well as gas related appliances or installations for example - the possibility of asbestos. External fittings will not however be taken off. Of course, gas is potentially dangerous, should you have any concerns about gas fittings, call a gas engineer.

Stone block wall damage

We are buying a conversion with Hopton Wood stone walls. Are there specific defects to bear in mind?

Stone walls are often ignored by home buyers due to their apparent strength and solidity. Defects such as erosion affect many stone-walled North Harrow buildings. Stone quarried in the area is common to local North Harrow buildings, but some do also feature cut stone brought from outside the county. Both regular or irregular stone can be mortared with lime-based mortar, and may need repointing. Advice for better upkeep will vary according to the needs of individual property, such as fast replacement of any stones which have become loose.

Substandard guttering

On a RICS Level 2 Survey carried out in North Harrow, can you give some examples of Condition rating 2 defects impacting rainwater pipes and gutters?

Condition rating 2 suggests that the aspect of the North Harrow property in question will need some work. This may not be urgent, however. In some cases, an element covered under Section E may be marked as NI, or 'Not inspected'. Irrelevant subsections of the RICS Level 2 Survey, like an assessment of a conservatory where the home in question does not have one, are disregarded.

One example would be undersized downspouts. External areas covered by E3 are inspected visually, where access is possible. Buyers should be aware that although drainage is reported on in this section, other aspects of the water system are referred to elsewhere defects in the sewer system.
