RICS Level 2 Survey

Should we book a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a house in Nuneaton and which one is the cheapest?

The Full Structural Survey is now called a RICS Level 3 Survey but is essentially the same comprehensive survey.

If the Nuneaton property is a flat, or is over 100 years old, or has been structurally modified, or is built of unusual materials (e.g. steel and glass), you should choose the cheaper RICS Level 2 Survey.

If you are planning to do any works or an extension, RICS recommend you opt for a RICS Level 3 Survey. This survey is not as cheap, but it will give you a more detailed analysis of the Nuneaton property's state of repair as well as an opinion on defects , repairs and maintenance options .

Wall cracks caused by subsidence

I have been told that subsidence in Nuneaton might be an issue. What are the risks, and what subsidence issues will the house survey reveal?

Subsidence is defined as movement of the foundations of a home, but some degree of movement will always occur. Recently built homes, for example, will need to settle under the home's own weight. In general, homes in Nuneaton are built with a variety of materials. These will contract at different rates.

There are a number of factors capable of causing subsidence to Nuneaton homes. One such issue is that soil on ground on an incline is not as stable as that sitting on horizontal ground. In very wet or flooded conditions, the soil layer may become unstable and slip down the incline. A severe change in humidity or ambient temperature can also impact a house susceptible to further settlement, either as a result of poor construction, materials or existing damage.

Restoration work cannot begin until the original source of the movement is found. It is vital to arrest any further movement, or risk of movement. Chartered surveyors should be able to identify a subsidence problem, while structural engineers may also be required.

Deteriorated timber

For a RICS Level 2 Survey on a Nuneaton home what effect will a Condition rating 2 have on 'E8 - Other joinery and finishes' ?

Section E8 covers more decorative aspects of the property's exterior, inspected with the aid of binoculars where appropriate The condition of decorations to all joinery elements will be investigated. Ageing wood sidings is one defect applicable to this section. An 'amber' condition rating of 2 implies that some repair work is needed to arrest further decay, but this may not be urgent.
