About UsHome Buyers Survey in Oval

Should we book a HomeBuyer Report, Building Survey or Full Structural Survey on a property in Oval and which is cheaper?
The Full Structural Survey is now called a Building Survey, however it is essentially the same comprehensive survey.
If the Oval property is an apartment, or is a period property, or has been extended or modified, or is of non standard construction (i.e. not made of bricks), RICS advise the cheaper HomeBuyer Report.
If you are thinking about whether to do any significant alterations on the Oval property, it would be better that you commission a Building Survey. This option is not as cheap but it does offer exhaustive analysis of the Oval property's state of repair and it includes advice on structural defects , general repairs as well as maintenance options .

Should I spend a bit more on a full structural survey if purchasing a doer-upper thirties house in Oval as an alternative to a HomeBuyer Report?
Conventionally referred to as a Structural Survey, it is no longer available and this most technical survey has been given a new moniker by RICS(Royal Institute of Chartered Surveyors) and the right name is now the Building Survey. A HomeBuyer Report has enough detail if buying a 60 year old or less Oval home built out of conventional building materials. You should go for the Building Survey for the house you are planning to buy.
Bear in mind that several limitations exist with any residential survey because a qualified RICS surveyor is not authorised (unless owners consent provided) open up the structure of the Oval house of inspect under floor (unless accessible).

Should I investigate gutters? We're concerned about replacement costs.
Rainfall is a fact of life in the UK, however, rain and the effect it can have on a residence are overlooked by purchasers. Signs that gutters are a cause for concern include streaks of dirt down the outside of guttering.
These issues are, generally speaking, straightforward to remedy. If disregarded, the resulting damage can lower the value of the property and will get increasingly difficult to successfully resolve.

When we went to see the house we are intending to acquire it looked like there was no RCD on the fuse board - will the surveyor go into detail on the general state of the electrical system?
When carrying out a Building Survey in Oval a qualified surveyor should usually add detail on the electrics if it is obvious that they are in an unsafe state of repair. He or she will also report on things like whether there are miniature circuit breakers or verifying the condition of a sample of switch gear. Inspecting the documents from the most recent PIR carried out by a suitably qualified electrician on the property being surveyed should usually form part of the survey.
The IEE strongly advise that a Periodic Inspection need be completed every 10 years (5 if letting out).
