Home Buyers Survey in Oxfordshire

RICS Level 2 Survey

Should we book a Full Structural Survey, RICS Level 3 Survey or RICS Level 2 Survey for a property in Oxfordshire and which is cheaper?

The Full Structural Survey has changed its name to a RICS Level 3 Survey but is basically the same the same comprehensive survey.

If the Oxfordshire property is a flat or maisonette, or is 100 or more years old, or has been structurally altered, or is of non standard construction (i.e. not made of bricks), RICS recommend the cheaper RICS Level 2 Survey.

If you are planning to carry out an extension, RICS recommend you opt for a RICS Level 3 Survey. This survey is not as cheap as a RICS Level 2 Survey but it will provide you with exhaustive analysis of the Oxfordshire property's general condition along with advice on defects and maintenance options .

Roof defects identified during a survey

We have made an offer for a building with a converted attic in Oxfordshire. What aspects of the roof of the building will be considered?

Questions like this are often asked of RICS Level 3 Surveyors by home buyers who are aware that property can be hiding serious roofing problems. From gables to tie beams, the roof structure as a whole will be considered, and where the matter is serious, it should be rectified promptly.

In the past, roof maintenance would be carried out with just ladders and 'crawler boards'. This practice is terribly unsafe, and contractors today will insist that scaffolding be used. A quote (or several) for any necessary work should be acquired as soon as possible.

Traditionally built property

My partner and I are purchasing an older property in Oxfordshire. What effect will the property's rafter roof have on upkeep?

Many buyers in Oxfordshire hope to own a home with character. The age of a structure, however, can create issues for homeowners, and Oxfordshire homes built with traditional methods can be unexpectedly hard to upkeep. You should be aware that specialist knowledge may be needed. Traditional building materials may also need to be sourced. Built in the 16th century, Stirrups in Mapledurham is a fine example of a Post Medieval-period house.
