RICS Level 2 Survey

Should we have a Full Structural Survey, RICS Level 3 Survey or RICS Level 2 Survey on a property in Papworth Everard and which one would be cheaper?

The Full Structural Survey has been updated to a RICS Level 3 Survey but is basically the same the same comprehensive survey.

If the Papworth Everard property is a flat or maisonette, or was built before 1900, or has been extended or modified, or is built of unusual materials, RICS advise a cheaper RICS Level 2 Survey.

If you are thinking about whether to do any works or an extension, you should you carry out a RICS Level 3 Survey. The RICS Level 3 Survey is less cheap, however it will give comprehensive details of the Papworth Everard property's condition along with advice on defects as well as maintenance options .

Wall cracks caused by subsidence

I know that Papworth Everard subsidence is a problem. Is this a serious risk, and what can be done to fix subsidence if subsidence is found during the RICS Level 2 Survey?

Subsidence refers to the movement of a home and its foundations. Home buyers can confuse subsidence with settlement. Settlement will often occur in newer homes, and is rarely a cause for concern. The building's weight can cause the ground beneath the foundations to compact, this should quickly settle. In general, homes in Papworth Everard are built with a variety of materials, each of which will contract at a varying rates.

New cracks wider than 3mm to the external walls of the property., or cracks which were stable, but are showing signs of fresh movement, may indicate subsidence. A sudden, severe shift in weather can also impact a house susceptible to further settlement, potentially as a result of poor construction.

The root cause of any subsidence must be found before repairs can commence. Removing or even pruning the tree(s) causing subsidence may be enough to halt any further movement. Underpinning could be the only option in some cases, unfortunately. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.

Gas flame

Does the qualified RICS surveyor look into the serviceability of the gas appliances?

The RICS surveyor will visually survey the accessible parts of the system. This will mean gas related areas such as the condition of the meter at the building, as well as gas affiliated appliances/installations for example - chimney linings. Fittings or covers won't actually be undone. Most people are aware that gas can be dangerous, should there be any worries about gas, contact a gas safe engineer.

Regulations require that all landlords are legally required to carry out appliance and installation inspections every year. Non compliance penalties are criminal .
