Home Buyers Survey in Paulton

RICS Level 2 Survey

Is it best to opt for a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a house in Paulton and which is cheaper?

The Full Structural Survey is now called a RICS Level 3 Survey, although it is basically the same the same comprehensive survey.

If the Paulton property is an apartment, or is a period property, or has been structurally altered, or is of non standard construction, RICS recommend the cheaper RICS Level 2 Survey.

If you are planning to do any significant alterations, RICS advise you commission a RICS Level 3 Survey. This more detailed survey is less cheap but it will provide you with exhaustive analysis of the Paulton property's general condition as well as including information on defects as well as maintenance options .

Timber damage by insect larvae

There may be pests at the Paulton house we're buying, but we are not certain. What advice should we get?

Buyers in Paulton should know that is not a requirement that the vendor to mention a pest issue. Pests quite literally come in all shapes and sizes, and can be more difficult to treat than many buyers realise. An affected property may not always be easy to identify, for example, sliverfish (lepisma saccharina), are rarely visible during the day. They will digest paper and wallpaper paste, but are more a symptom of damp than a serious problem themselves. Remedies to pest problems can include professional cleaning or destruction of tainted materials. If you believe rats, or any pest, may be present, request that your chartered surveyor pay close attention during the survey.

Wall cracks caused by subsidence

I know that Paulton subsidence is worth checking. What options are to available to remedy this?

Subsidence is movement in a home's foundations. In most cases, subsidence can be put right on a reasonable budget. Heave is less common, and may result from the removal of a tree or shrub and its roots cease absorbing moisture from the ground.

Many properties develop superficial cracks in a window, due to humidity or temperature changes. Organic material in the sub-soil can also create issues. A high water table will ensure that organic materials in the soil, such as peat, do not decompose but if the soil dries, this organic matter will rot. This causes the subsoil to be compacted as its volume is reduced, by the sheer weight and pressure of the building above.

Identifying the cause of subsidence is the first step to its solution. It has been estimated that around 70 per cent of cases of subsidence are caused by tree roots taking the moisture out of the soil. In serious cases, underpinning may be required. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. Structural brickwork may need to be dismantled and rebuilt, or more cosmetic areas can effectively be repaired with resin filling in the cracks. This can also be time-consuming, and inconvenient. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.

Conservation area

Are there any potential pitfalls we would need to on guard for if planning to buy a converted house in Paulton inside a conservation area?

There are 9, 300 of conservation areas throughout the country which are governed by the local authority. Paulton surveyors must possess sufficient knowledge of relevant local factors and the connection may have on the building and its value. The value of homes will likely be more than prices outside the area due to them retaining original features. However a large number have fallen into shoddy condition for example - badly maintained and potholed roads and pavements

Surveyors are trained to report if the property could be in a conservation area and Section I of the Paulton RICS Level 2 Survey will advise suitable questions are raised by the conveyancing solicitor. Unconsented changes to the property may be noted, however these should be concern for your legal adviser.
