Home Buyers Survey in Peak District

RICS Level 2 Survey

Is it best to get a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a house in Peak District and which one is cheaper?

The Full Structural Survey has been updated to a RICS Level 3 Survey, although it is essentially the same comprehensive survey.

If the Peak District property is a flat or maisonette, or is over 100 years old, or has been extended, or is built of unusual materials, you should choose a cheaper RICS Level 2 Survey.

If you are thinking about whether to do any major works, RICS recommend you commission a RICS Level 3 Survey. This more detailed survey is not as cheap as a RICS Level 2 Survey however it will give you an in-depth analysis of the Peak District property's state of repair as well as advice on defects and maintenance options .

Roof defects identified during a survey

One of the neighbours mentioned that the had been issues with lost tile pegs - Will access to the roof be time consuming to arrange?

Homes in the area in otherwise fine condition could feature roofing problems. From the purlins to the valley gutters, the status of the whole roof should be reviewed. The chartered surveyors could suggest that some of the faults must be dealt with immediately.

Fixing a leaking roof need not always be costly, but they should be budgeted for carefully. A RICS Level 3 Survey prior to exchange is highly recommended, so that you fully understand what expenses you will be facing. A roofing specialist with a good reference should be able to assist with a quote.

Damage resulting from flooding

We are buying a property in Peak District, does the surveyor investigate signs of flood damage, or whether flooding has affected other houses on the street?

The Law Society estimate that 2.2m residences are at risk of flooding, and the value of a property in an at-risk area may be impacted.

As with many aspects of home ownership, flood prevention is better (and cheaper) than a cure. In addition, the survey report may make recommendations for repair work or improved flood protection.Section J of the survey report contains details, where applicable, of flooding risks found within the boundaries of the residential property or on adjacent sites. The RICS Level 3 Surveyor will usually recommend that the home purchasers seek legal advice on any related information mentioned in the report.
