The RICS Level 2 Survey includes an independent valuation in addition to a cost of reinstatement as standard. To fully consider the property's value the surveyor will take into account local property market knowledge and other considerations relating to the property for instance: square metres. Surveyors also reflect on certain fixtures and fittings and draw upon other assumptions like there being no serious defects.
