Wall cracks caused by subsidence

The vendor has suggested subsidence is a problem. What subsidence-related defects will my HomeBuyer Report consider?

Subsidence is movement in a building's foundations. In the majority of cases, subsidence can be resolved quite easily. In some older buildings cracks appear in the Summer[ that close up in the winter] when the materials absorb water.

This issue can occur in areas with soil with a high chalk content, as this soil is more easily washed away by flooding. Signs of potential subsidence include fresh cracks in brick or plaster.

The root cause of any subsidence must be found before repairs can commence. It has been estimated that around 70 per cent of cases of subsidence are caused by tree roots taking the moisture out of the soil. Underpinning could be the only option in some cases, unfortunately. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.
