Should I choose a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a house in Plaistow and which is the cheapest?

The Full Structural Survey has been renamed a RICS Level 3 Survey and is basically the same the same survey.

I know that Plaistow subsidence could be a problem. Is this a serious concern, and what can be done to fix subsidence if subsidence is found during the home survey?

Subsidence is movement in a building's foundations. In most cases, subsidence can be corrected. In some older buildings cracks may be visible in the Summer months which will close up again as the weather cools when the materials soak up moisture.

A relatively small number of issues are usually found to be the cause of movement to a property. One such issue is that soil on ground which slopes downward is not as stable as that sitting flat. In very wet or flooded conditions, the soil layer can sometimes become unstable and begin to slide downward. Organic material in the sub-soil can also create issues. A high water table will ensure that organic materials in the soil, such as peat, do not decompose but if the water level falls and the soil dries out, this organic matter will decompose. This will cause the soil beneath and around the foundations to collapse.

Identifying the cause of subsidence is the first step to its solution. It is vital to arrest any further movement, or risk of movement. Structural brickwork may need to be dismantled and rebuilt, or more cosmetic areas can effectively be repaired with resin filling in the cracks. This can also be time-consuming, and inconvenient. Buyers should also be aware that a property may need to be monitored for several months before clear evidence of movement is found.

This is often asked by property purchasers who know that homes could feature roofing woes. From clay tiles to parapet walls, many parts of the roof and loft should be reported on. Factors like amateur repairs are particularly troublesome for flat roofed property.
