Home Buyers Survey in Portland

RICS Level 2 Survey

Is it best to select a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a home in Portland and which is cheaper?

The Full Structural Survey has been renamed a RICS Level 3 Survey, however it is essentially the same comprehensive survey.

If the Portland property is an apartment, or is over 100 years old, or has been structurally modified, or is built of unusual materials, RICS advise the cheaper RICS Level 2 Survey.

If you are thinking about whether to do any major works, RICS advise you choose a RICS Level 3 Survey. This option is not as cheap however it will give you a thorough analysis of the Portland property's general condition along with information on defects as well as maintenance options .

RICS Level 2 Survey valuation

Do all Portland surveys include a valuation and cost of rebuild estimate and what does it include?

The RICS Level 2 Survey contains an independent valuation and also a Reinstatement Cost. To be able to determine an accurate estimate of the value of the building your surveyor will relate to in depth understanding of the Portland market and other factors relating to the property for instance: state of repair.

Surveyors also evaluate materials used and will use other assumptions such as there being no serious defects. A RICS Level 3 Survey does not include a valuation as standard. However we can add a valuation for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out. RICS valuations assume that there are no costly legal problems such as the tenure being as indicated (e.g share of freehold). Such concerns will be clarified by your solicitor.

Further area assumptions, like connection to sewers, are made in addition to any environmental concerns like brine mining activity, also being considered.

Timber damage by insect larvae

I am worried about insects in the Portland property we plan to buy. What can we do?

Be aware that your solicitor's forms may not ask about this issue. Regrettably, vermin can be costly to fix and affect the health of residents. An affected property may not always be easy to identify, for example, cluster, or swarming flies, are often found in lofts and can be a serious, seasonal annoyance if not treated. Remedies can take time, so if you opt to proceed with the purchase, check with a specialist how long treatment will take. If you believe moths, or any pest, may be present, request that your home surveyor pay close attention during the survey.
