Home Buyers Survey in Poynton

RICS Level 2 Survey

Should we opt for a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a home in Poynton and which is the cheapest?

The Full Structural Survey has a new name called a RICS Level 3 Survey, however it is essentially the same comprehensive survey.

If the Poynton property is an apartment, or is an older property, or has been extended or modified, or is built of unusual materials, you should go for the cheaper RICS Level 2 Survey.

If you are thinking about whether to do any an extension, RICS advise you go for a RICS Level 3 Survey. This option is not as cheap, but it will give comprehensive details of the Poynton property's condition as well as information on defects as well as maintenance options .

Asbestos roof tiles

A builder friend commented that there is a risk of asbestos flooring materials in existence at the apartment. Which types of asbestos are a concern and can it be handled easily?

Asbestos is a dangerous silicate material. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) may be in building materials e.g. sealant. Its use is widespread, for example - as it has a range of useful characteristic including tensile strength properties, it may be found in roof tiles for example. Technically all forms are deadly and might lead to lung cancer or asbestosis if inhaled over sustained periods.

If found, care should be taken not to disturb asbestos and expert advice must be taken as soon as possible. Never try to disturb it yourself. Surveyors will not test for asbestos on a survey. However, surveyors will note the risk of asbestos and should suggest experts are consulted.

Roof defects identified during a survey

Mould has created issues for us in a house we used to own. What does the Poynton surveyor investigate as part of the survey?

Residential property in Poynton in otherwise fine condition could unfortunately be experiencing roofing woes. Every element should be checked, e.g. clay tiles. The RICS Level 3 Surveyors could suggest that some of the faults must be dealt with immediately.

The expense of thatching, or other major roof work, means that some owners put it off for as long as possible. This is a false economy, as such issues can lead to more severe general structural problems. A quote (or several) for any necessary work should be acquired as soon as possible.
