RICS Level 2 Survey

Should we book a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a home in Prudhoe and which is cheaper?

The Full Structural Survey has a new name called a RICS Level 3 Survey and is effectively the same comprehensive survey.

If the Prudhoe property is a flat or maisonette, or is a period property, or has been extended or modified, or is built of unusual materials (e.g. steel and glass), then RICS recommend a cheaper RICS Level 2 Survey.

If you intend to do any an extension, it would be better that you choose a RICS Level 3 Survey. This option is not as cheap but it does give you exhaustive analysis of the Prudhoe property's state of repair in addition to more detailed advice on defects and maintenance options .

RICS Level 2 Survey valuation

Does a survey include a valuation and reinstatement cost estimate (including costs for reconstructing permanent outbuildings) and what does it include?

A RICS Level 2 Survey on a Prudhoe property will include a valuation and a "reinstatement cost". When calculating the valuation your independent surveyor will pair local property market knowledge and other considerations about the property for instance: square metres Your Prudhoe surveyor will also consider construction methods and will use other assumptions like the ground is not land filled. Surveyors don't value certain things like sales incentives.

It will be assumed that there is an absence of any serious legal issues for example no problematic restrictions. Such concerns will be clarified by your legal representative.

Additional local Prudhoe area assumptions, such as access to a flat or service connections, are made as well as any significant local environmental issues like busy roads, also being considered.

A RICS Level 3 Survey does not include a valuation as standard. A valuation can, however, be added for a small additional fee. Please call for information. Alternatively a Property Valuation Report (PVR) can be carried out.

Damage caused by high rainfall

What effect should rainfall have on a Prudhoe property? Will the chartered surveyor report on this?

Despite England's reputation for wet weather wet conditions and the effect it can have on Prudhoe buildings are not given enough thought by buyers. If you have only been to the house you are buying on a dry day, issues may have been hidden. Signs that gutters are worth a closer look include "gushing" gutters. Blocked rainwater goods can result in damage to foundations.

The good news is that this is quite easy to repair, unless they are disregarded. The damage will steadily get harder to remedy, so do not be tempted to ignore the signs.

External brick wall issue identified during property survey

We are buying in Prudhoe and are looking for a residence with stretcher bond walls. What advice would a property surveyor in Prudhoe give?

Brick-walled Prudhoe residences can show signs of numerous defects. Your surveyor in Prudhoe should report on these, with solutions or likely results if they are not resolved. One particularly serious issue is damp and water damage resulting from gaps in uneven brickwork. C & C Brickwork should be able to assist with a maintenance quote. Contact them at 01932 880238 or 8 Dukes Rd, Walton-On-Thames, KT12 4LS.

For buyers interested in less common uses of brick, consider ornate Della Robbia bond paving. The apparent simplicity of brick repairs compared to plumbing or rewiring can lead to a DIY effort making a situation worse. Seek advice before undertaking such work, and do not disregard your surveyors advice.

Subsidence resulting from soft clay soil

We are buying in Prudhoe, and the property's foundations have been built on clay soil. What should we expect a Prudhoe Home Survey to include?

The adverse impact clay soil can have on a home can be significant, with subsidence being a common example. In Prudhoe's relatively mild climate, the variations in volume which clay soil experiences will be barely noticeable, but extended dry or wet spells may well impact the soil's stability and affecting the property itself. Expansive clay soil can put lateral pressure on a home's foundations, forcing them inward. Where the foundation walls have insufficient support, they will bow and crack. This can result in costly and even dangerous structural damage.

Taking precautions, such as checking that the downpipe drains correctly, can make long term maintenance easier, and keep repair costs manageable. Additional strengthening or support of the structure's foundations may be required, including underpinning or piling.

Landfill site near home

What should we be worried about when purchasing a house near to a landfill site

Sites used for landfill take many forms including commercial waste material disposal. No one would want to live near one (80% of people live under 2km away from one). Concerns might include hazardous chemicals. Potential health issues for example abdominal wall problems have been linked to landfill sites .

RICS Level 2 Survey in Prudhoe will consider structural defects linked to the site. Your lawyer will conduct environmental searches of the Environmental Agency data sets in addition to Northumberland Local Authority and advise you .
