RICS Level 2 Survey

Should I opt for a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a house in Radyr and which one would be the cheapest?

The Full Structural Survey has been renamed a RICS Level 3 Survey, although it is basically the same the same survey.

If the Radyr property is a flat, or is over 100 years old, or has been extended, or is of non standard construction (i.e. not brick and tile), you should go for a cheaper RICS Level 2 Survey.

If you are planning to carry out significant alterations, it would be better that you select a RICS Level 3 Survey. This survey is not as cheap, however it does offer exhaustive analysis of the Radyr property's state of repair and it includes advice on defects and maintenance options .

Shocking Electrics

When I visited the unmodernised property I am meaning to purchase, it appeared that there are doubts as to then safety of the electrical system, will a surveyor advise the wiring and electrical system?

When carrying out a Home Buyers Survey in Radyr a qualified surveyor will usually report on the electrical system if it looks like the electrics are in an unsafe condition. This should include a general check of the open parts of the wiring, fusebox etc. on top of issues like confirming the state of repair of any fitted appliances, e.g. storage radiators or verifying the condition of any visible wiring a representative sample of the range of light fittings and switch gear.

Confirming the existence of any documents from a test on the condition of the electrical connections handled by a suitably qualified electrician should usually form part of the RICS Level 2 Survey in Radyr.

The Institute of Electrical Engineers strongly advise that a PIR need be completed every 10 years (or every 5 if letting).
