RICS Level 2 Survey

Is it best to choose a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a house in Rayleigh and which one would be cheaper?

The Full Structural Survey has been updated to a RICS Level 3 Survey and is essentially the same survey.

If the Rayleigh property is a flat, or is a period property, or has been substantially modified, or is built of unusual materials (e.g. thatch roof), RICS recommend the cheaper RICS Level 2 Survey.

If you are planning to do any alterations on the Rayleigh property, RICS recommend you carry out a RICS Level 3 Survey. The RICS Level 3 Survey is not as cheap as a RICS Level 2 Survey however it will provide you with comprehensive details of the Rayleigh property's general condition as well as more detailed advice on defects as well as maintenance options .

Wall cracks caused by subsidence

The seller said subsidence has been an issue impacting the house. What can be done to remedy subsidence if subsidence is found during the home survey?

Subsidence refers to the movement of a home and its foundations. Subsidence and settlement are often confused. Settlement generally happens in recently built homes, and is rarely a cause for concern. The property's weight can cause the ground beneath the foundations to compact, which will cease after a matter of months. In addition, some homes in Rayleigh are erected with a variety of materials. These will contract at different rates.

Many homes develop superficial cracks in a plasterwork, due to humidity or temperature changes. Inside the house, keep an eye out for new, suddenly visible cracks in brick or render.

The root cause of any subsidence must be found before repairs can commence. The removal of trees may make the problem worse, however, so professional advice should be sought. Structural brickwork may need to be dismantled and rebuilt, or more cosmetic areas can effectively be repaired with resin filling in the cracks. This can also be time-consuming, and inconvenient. Specialist geological and drain surveys may also be required as the movement of soil can sometimes crack drains or water mains.
