RICS Level 2 Survey

Is it best to go for a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a home in Rhosneigr and which one is the cheapest?

The Full Structural Survey has changed its name to a RICS Level 3 Survey and is essentially the same level of survey.

If the Rhosneigr property is an apartment, or is an older property, or has been extended or modified, or is built of unusual materials, RICS recommend the cheaper RICS Level 2 Survey.

If you are thinking about whether to carry out significant alterations, RICS recommend you choose a RICS Level 3 Survey. This option is less cheap however it will offer a more detailed analysis of the Rhosneigr property's general condition and it includes advice on structural defects and maintenance options .

Damaged Render

What kind of problems will the Property Surveyor examine on a stucco home in Rhosneigr that I am thinking of purchasing.

Stucco is really a form of render. Usually stucco is applied to brick that sets to a flat surface, often then trowled to give the appearance of stone blocks. Stucco is very grand in appearance and is common on some Regency buildings. Stucco is almost exactly the same as plaster. It may contain lime in it as well as a wire under mesh. to stop cracks. it can be problematic and Rhosneigr RICS Level 3 Survey sometimes detail potentially expensive to remedy problems such as when stucco is exposed to on-going weathering which gets saturated and thus prone to frost damage.

Another example of problems might result from the difficulty in testing for damp underneath. Re-covering problems with stucco can be costly as craftsmen are getting rarer.

Subsidence resulting from soft clay soil

The house we plan to buy is built on clay soil. Will a Home Survey look into this, and what defects will be reported on?

Clay soil can create a range of issues for house owners. Specific problems include consolidation, or the change in volume of soil resulting from water loss, capable of irreparably damaging a home if untreated. Clay soil is naturally lower in volume, and will compact over several months in the case of new-builds. This settlement is predictable and necessary - the real concern is contraction in clay soil caused by changes in the local water table. Some clay soils are prone to creep, if the top soil and property lie on a slope. Either as a result of erosion or extreme weather, in rare situations, the soil layer can shift without warning, as a landslide, resulting in the structural failure and collapse of the whole building! Taking precautions, such as monitoring the moisture content of the soil around the foundations, and taking steps to keep the level reasonably stable, can make long term maintenance easier, and keep repair costs manageable. Additional strengthening or support of the structure's foundations may be required, including underpinning or piling.
