RICS Level 2 Survey

Should I go for a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a house in Risca and which would be cheaper?

The Full Structural Survey has been renamed a RICS Level 3 Survey but is basically the same the same comprehensive survey.

If the Risca property is a flat or maisonette, or was built before 1900, or has been extended, or is of non standard construction (i.e. not made of bricks), you should choose the cheaper RICS Level 2 Survey.

If you intend to do any alterations, it would be better that you opt for a RICS Level 3 Survey instead. This option is less cheap however it does provide you with exhaustive analysis of the Risca property's condition as well as including advice on structural defects as well as maintenance options .

Conservation area

Will there be any things we would need to be wary of when planning to buy a period property in Risca near a conservation area ?

There are thousands official conservation areas throughout the country which are governed by local councils.

A RICS Level 3 Surveyors must possess knowledge of relevant local area issues and any relation they have with the building and its value. Prices will probably be inflated due to them being unspoilt. However a growing number have been neglected and are in a state of neglect for example - badly maintained and potholed roads and pavements

Property surveyors are expected report whether the building might be within a conservation area and the Section I Issues for your legal advisers of the RICS Level 2 Survey will suggest the proper questions are conducted as part of the legal process. Out of keeping modifications to the property may also be commented on but these are really more a concern for the solicitor.
