RICS Level 2 Survey

Should I go for a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a property in Rugby and which one would be the cheapest?

The Full Structural Survey has been renamed by RICS as a RICS Level 3 Survey and is basically the same the same level of survey.

If the Rugby property is an apartment, or was built before 1900, or has been structurally altered, or is built of unusual materials, you should choose a cheaper RICS Level 2 Survey.

If you are thinking about whether to make alterations, RICS recommend you choose a RICS Level 3 Survey. The RICS Level 3 Survey is less cheap, but it will provide you with an in-depth analysis of the Rugby property's condition as well as advice on structural defects and maintenance options .

Damage caused by high rainfall

What effect may rainfall have on a Rugby building? Could damaged rainwater goods lower the property value?

Despite England's reputation for wet weather wet weather and the effect it can have on a property are often overlooked. If you have only been to the residence on a clear day, obvious defects may be harder to find.

Signs that drainage systems are worth a closer look include mildew in the attic. Blocked rainwater goods can result in rising damp.

Fortunately, this is generally easy to resolve, if maintenance is taken seriously. However, if the drains are not cleared out regularly, the resulting damage can lower the value of the property and become increasing harder to repair. In the worst case scenario, deterioration of a building's foundations can become fatal to its structural integrity, risking collapse.

Conservation area

Will there be any potential pitfalls I should verify when planning to buy a converted flat in Rugby in conservation area ?

There are 9, 300 of designated conservation areas in England and Wales that are designated and monitored by local authorities.

Home Buyers Surveys in Rugby need to have knowledge of local issues and any effect they have on the home and its value. The price of property is typically greater because of them being in good order. However many conservation areas are falling into poor condition e.g. the addition of PVC windows and doors

Property surveyors are trained to report if the property looks to be is so classified and the Section I Issues for your legal advisers of your RICS Level 2 Survey will advise further investigations are carried out by the conveyancing solicitor. Unauthorised adjustments to the building will also be advised, however these should be investigated by your legal adviser. Timber damage by insect larvae

There may be bugs at the property we're buying, but we are not certain - How do we investigate further?

Purchasers should know that is not a requirement that a seller report on an infestation. Pests quite literally come in all shapes and sizes, and can be more difficult to treat than many buyers realise. Evidence may not be easy to find. As an example, carpet beetle larvae, or 'woolly bears' may be recognised by distinctive round bite marks along seams of clothing. Able to survive months without food, there may initially be no obvious evidence of their presence. Remedies to vermin can include removal or excision of affected timber. If investigation does uncover a problem, consider speaking to the seller to ask that they deal with the issue prior to exchange.
