Should I choose a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a home in Sale and which is the cheapest?

The Full Structural Survey has been renamed a RICS Level 3 Survey and is effectively the same survey.

If the Sale property is an apartment, or is over 100 years old, or has been substantially modified, or is of non standard construction, RICS advise the cheaper RICS Level 2 Survey.

If you intend to do any alterations, it would be better that you book a RICS Level 3 Survey. The RICS Level 3 Survey is not as cheap however it does give an in-depth analysis of the Sale property's state of repair along with advice on defects as well as maintenance options .

Will a qualified surveyor give details on the state of the gas heaters?

The qualified RICS surveyor will visually check the easily accessible parts of the gas system.
