Home Buyers Survey in Sandown

RICS Level 2 Survey

Is it best to select a Full Structural Survey, RICS Level 3 Survey or RICS Level 2 Survey for a home in Sandown and which would be the cheapest?

The Full Structural Survey has a new name called a RICS Level 3 Survey, however it is essentially the same level of survey.

If the Sandown property is an apartment, or is an older property, or has been extended, or is of non standard construction (i.e. not brick and tile), RICS advise the cheaper RICS Level 2 Survey.

If you are planning to carry out any works or an extension, it would be better that you select a RICS Level 3 Survey. This survey is not as cheap as a RICS Level 2 Survey but it does offer an in-depth analysis of the Sandown property's general condition in addition to more detailed advice on defects and maintenance options .

Roof defects identified during a survey

We have made an offer for a structure with a converted attic in Sandown. I am particularly concerned about the state of the roof. What aspects of the loft will be looked into for the survey?

Properties in Sandown that are otherwise ideal could feature roof maintenance problems. All aspects of the roof should be reviewed, from the eaves to the ridge flashing. Factors like being literally flat, as opposed to on a small incline so that water can drain correctly are particularly troublesome for flat roofed property.

Given the high cost of major roof repairs like felting a flat roof, some homeowners may defer maintenance indefinitely. This makes both the cause and the consequences harder and even more expensive to treat when repairs do take place. A Sandown builder can provide an estimate.
