RICS Level 2 Survey

Is it best to book a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a home in Sevenoaks and which one is cheaper?

The Full Structural Survey has changed its name to a RICS Level 3 Survey, however it is essentially the same comprehensive survey.

If the Sevenoaks property is a flat, or was built before 1900, or has been extended, or is built of unusual materials (e.g. steel and glass), RICS advise a cheaper RICS Level 2 Survey.

If you are planning to do any an extension, RICS advise you opt for a RICS Level 3 Survey. This survey is less cheap but it does provide you with an in-depth analysis of the Sevenoaks property's general condition and it includes advice on defects and maintenance options .

Stone block wall damage

Will a house with stone walls cause problems? Are there any major issues that we should be aware of?

From Totternhoe Limestone to Hall Dale Sandstone, there are many types of stone used in the construction of homes in this country. The problems which can plague poorly maintained stone vary considerably. Irregular stone walls are not uncommon to homes, but dressed (cut) stone may also be used for elements such as the junctions of external walls. Repair advice often includes clearance of nearby trees and plants. Pulling these up can cause more damage, so your surveyor may recommend a specialist perform the work.

Ask your surveyor for clarification if you are in doubt as to likely maintenance, particularly if the house in question is listed or located in a conservation area.

To request additional information, consider a stonemason or other knowledgeable contractor in the area - Rock Unique, Select Garden Centre, Main Rd, Sundridge, Sevenoaks, TN14 6ED (Tel: 01959 565608) could help.

Damage resulting from flooding

Would our house surveyor check for flooding?

Soil-clogged drainage, rain and overflowing steams can all result in extensive flood damage, and it is not clear that reasonably-priced flooding insurance will be available in years to come. A flood danger alert service, with regular updates, is operated by the Environment Agency, and a property surveyor will advise on repairs or preventative measures. An awareness of characteristics of the Sevenoaks area likely to affect the residence also enables the home surveyor to advise flooding may be a risk. The home surveyor will usually recommend that the property buyers seek legal advice on any related information mentioned in the report.
