RICS Level 2 Survey

Is it best to choose a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a property in Sileby and which one would be cheaper?

The Full Structural Survey has been updated to a RICS Level 3 Survey but is essentially the same comprehensive survey.

If the Sileby property is a flat, or was built before 1900, or has been extended or modified, or is built of unusual materials, then RICS recommend a cheaper RICS Level 2 Survey.

If you are thinking about whether to make substantial modifications, RICS advise you book a RICS Level 3 Survey. This more detailed survey is less cheap however it will offer a more detailed analysis of the Sileby property's state of repair as well as advice on defects as well as maintenance options .

RICS Level 2 Survey valuation

As well as reporting on condition, will I get a valuation and reinstatement cost estimate (including costs for reconstructing a boundary wall) and how does the surveyor work it out?

The RICS Level 2 Survey contains an independent valuation and a Reinstatement Cost as part of the report. To properly appraise an accurate estimate of the value of the building your RICS valuer will use local property market knowledge and other considerations about the property for instance: accommodation The valuer will also consider construction methods and will use other assumptions like the property is connected to mains services such as water.

A RICS Level 3 Survey won't include a valuation as standard. However we can add a valuation for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out. RICS valuations assume that there aren't any significant legal problems like the tenure being as indicated (e.g share of freehold). Advice should be sought from your conveyancer.

Additional local area assumptions, such as stairway access to a flat or water and drainage connectivity, are made as well as any significant local environmental issues like flood plains, also being considered.

Damage caused by high rainfall

What effect may high levels of rainfall have on a Sileby building? Can damaged rainwater goods decrease our property's value?

I find it odd that the impact rainfall can have on a home is not considered by buyers. For instance, water pooling below gutters suggest that the rainwater goods are worth a closer look. Poor drainage can lead to damage to foundations.

In most cases, problems with drains are generally easy to resolve for a reasonable cost.

Asbestos roof tiles

The vendor has mentioned there may be loose blue asbestos containing roof tiles at the flat. Should we be concerned?

Asbestos is a noxious fibrous structured mineral. Some types are found in the building materials e.g. asbestos packing in stud walls. Its use is widespread, for example - as it has very good fire retarding qualities and it may be found in central heating flues.

All forms (including white) are ultimately pernicious and can lead to lung cancer or fibrosis following prolonged exposure.

Care should be taken if asbestos is discovered never to disturb asbestos and professional advice must be taken immediately. Never attempt to get rid of it yourself. Sileby Surveyors do not tell you whether there is asbestos on a survey. However they will report on potential asbestos and should suggest further investigation.
