RICS Level 2 Survey

Should we get a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a home in Small Heath and which is the cheapest?

The Full Structural Survey has a new name called a RICS Level 3 Survey and is effectively the same level of survey.

If the Small Heath property is a flat, or was built before 1900, or has been extended or modified, or is of non standard construction, RICS advise a cheaper RICS Level 2 Survey.

If you are thinking about whether to carry out substantial modifications, RICS recommend you opt for a RICS Level 3 Survey. The RICS Level 3 Survey is not as cheap but it will give a more detailed analysis of the Small Heath property's state of repair along with advice on defects as well as maintenance options .

Landfill site near home

What should we be wary of if buying a house close to a refuse landfill site

Sites used for landfill come in many shapes and sizes including hazardous waste material disposal. Of course nobody wants to live near one (most people do live within 1.5m of one!). Concerns might include bacterial decomposition resulting in methane. Health concerns like cancer have been associated to landfill sites .

Small Heath RICS surveyors will consider any structural issues linked to the landfill. Your legal representative will commission environmental searches of the Landmark data sets and Birmingham Local Authority and inform you if the search uncovers a local landfill site .

Roof defects identified during a survey

The agent said that loose tiles had been a concern. What should we do about roof repairs?

Local property with no other major issues may be exposed to issues with the roof. All parts of the roof must be considered during the survey. This can include anything from valley gutters to decking. Flat roofs can also be a nuisance, caused by factors like a poor asphalt covering.

It may be inconvenient to employ scaffolding to perform repairs, especially in the busy parts of Small Heath, but it is a health and safety necessity. A Small Heath roofing contractor with a recommendation from a friend or family member should be able to assist with a quote.

Asbestos roof tiles

The neighbour commented that there could be some brown asbestos roof tiles affecting the house. Which types of asbestos are a concern, will this be a hazard and does the Small Heath RICS Level 3 Survey report on it?

Asbestos is a pernicious fibrous substance. Some types were commonly found in the building materials including powdery sprayed on coatings.

Asbestos was commonly used as it has very good sound absorption qualities and it may be found in soffit boards.

All forms are deadly and may lead to lung cancer or fibrosis following prolonged exposure. Care should be taken if asbestos is discovered on no account to disturb it and expert advice must be taken immediately.

Surveyors do not test for asbestos during a Small Heath RICS Level 3 Survey. Surveyors will note the risk of asbestos and should offer advice.

Shocking Electrics

When we visited a property we expect to lease we think we noticed that there is an old fuse board - will a RICS Level 2 Survey in Small Heath advise on any faults with the electrics?

When conducting a Small Heath Home Survey the home surveyor will report on the overall electrical system if it is clear that they are in a dangerous state of repair.

This should include a visual view of the superficial sections of the wiring or fusebox and other possible problems relating to things like whether there is an on-peak/off-peak supply.

Verifying the existence of any evidence of the most recent PIR carried out by an electrician will form part of the survey. Looking at any evidence of a test on the condition of the electrical installations conducted by an electrician should form part of the survey in Small Heath .

The Institute of Electrical Engineers advocate that a Periodic Inspection be conducted every ten years (5 if letting out). To get nearby advice on electrical systems call SEM Installations , 1-11 Hob Moor Rd, Small Heath, Birmingham, B10 9AY .
