RICS Level 2 Survey

Is it best to book a Full Structural Survey, RICS Level 3 Survey or RICS Level 2 Survey on a property in St George and which is cheaper?

The Full Structural Survey has been updated to a RICS Level 3 Survey, although it is essentially the same level of survey.

If the St George property is a flat or maisonette, or is over 100 years old, or has been extended, or is of non standard construction (i.e. not brick and tile), RICS advise a cheaper RICS Level 2 Survey.

If you are thinking about whether to do any alterations, it would be better that you commission a RICS Level 3 Survey. The RICS Level 3 Survey is not as cheap, but it does give you exhaustive analysis of the St George property's condition as well as including advice on defects as well as maintenance options .

RICS Level 2 Survey valuation

As well as reporting on condition, will I get a valuation and cost of rebuild estimate (including the cost of rebuilding permanent outbuildings)

A RICS Level 2 Survey on a St George building will include a (registered valuer) surveyor valuation and will also include a reinstatement cost. To work out the property's value your surveyor will combine experience of property in St George and other factors relating to the property for instance: desirability of the location. Surveyors also evaluate style of architecture and draw upon other assumptions, for example the property is connected to mains services such as gas.

A RICS Level 3 Survey does not include a valuation as standard. However we can add a valuation for a nominal fee by request. Alternatively a Property Valuation Report (PVR) can be carried out. The surveyor also assumes that there aren't any costly legal issues like no laws are broken by use of property. Such concerns will be clarified by your conveyancer during the legal process.

Further St George assumptions, like water and drainage connectivity, are made in addition to environmental concerns like railways, which are also considered as part of the valuation.

Damage caused by high rainfall

Do I need to look into downspouts?

The impact of climate change is widely reported, yet this issue is rarely considered properly by house purchasers. One indication that drainage are worth a closer look is streaks of dirt down the outside of guttering. If you are worried, consider asking the surveyor for more information.

The good news is that issues with rainwater goods are quite easy to repair. If disregarded, however, the damage can be very costly and time-consuming to remedy.
