RICS Level 2 Survey

Is it best to opt for a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a home in Staffordshire and which would be cheaper?

The Full Structural Survey has been renamed by RICS as a RICS Level 3 Survey, however it is basically the same the same comprehensive survey.

If the Staffordshire property is an apartment, or is an older property, or has been extended, or is of non standard construction, RICS advise the cheaper RICS Level 2 Survey.

If you intend to do any works or an extension, you should you select a RICS Level 3 Survey. This option is less cheap, but it will offer comprehensive details of the Staffordshire property's general condition in addition to advice on structural defects , repairs and maintenance options .

Timber damage by insect larvae

A resident warned us about pests affecting properties nearby. Do we need a house surveyor?

Infestations can range from the mild and harmless, to the seriously harmful. Pests quite literally come in all shapes and sizes, and can be more difficult to treat than many buyers realise. Evidence may not be easy to find. For example, dust mites make they habitation in furnishings and bedding, and are a common source of allergies.

Treatment for a serious infestation may include destruction of tainted materials. The property surveyor may include notes on any signs of vermin or other pests in their report. It is, however, advisable that specific worries you may have be raised ASAP.

Damage caused by high rainfall

What impact can heavy rainfall have on a home in Staffordshire, and does our RICS surveyor in Staffordshire mention it? Also, where there [var10], what should we do?

Regular rainfall is common in Staffordshire and across the country, but the effect which wet conditions has on Staffordshire homes is often overlooked by property buyers.

Signs that drainage systems are worth a closer look include streaks of dirt down the outside of guttering. This could then result in lasting damage to the fabric of a home.

The good news is that guttering issues are generally easy to resolve, if caught early. However, the damage caused, where poorly maintained, will be expense to remedy and resulting damp and mould could become a health risk.

Damaged Render

What sort of issues will a Surveyor look for on a stucco coated semi detached home in Staffordshire that I intend to purchase.

Stucco is in fact smooth type of render. Usually it is applied to brick to form a smooth stone like surface. Stucco is very beautiful and is often found on Regency buildings. Sometimes it can contain lime (to make it workable) in it as well as a wire under mesh. to stop cracks. Stucco is often prone to defect and Staffordshire RICS Level 2 Surveys frequently show issues such as trapped water leading to the render failing. Other potential problems may include sulphate attack from sulphates derived from wet bricks. Fixing problems can be difficult and costly as despite the craft being thousands of years old, the skills are becoming harder to find.
